HOW DO WE PREDICT THE PROPERTY MARKET?

Our unique predictive methodology identifies patterns in each suburb's housing history and how those patterns are likely to act in the future.

Some suburbs lead the market, while others lag behind. Some outperform and others underperform. At any point in time, our understanding of the market tells us how these historical patterns will play out in the future. Because of this, we can effectively rank each suburb's expected growth over a five or eight year period.

HOW ACCURATE ARE OUR PREDICTIONS?

90% of our Top 100 predicted growth suburbs end up as the actual Top 100 growth suburbs five years later. We have maintained this amazing level of accuracy since our first prediction reports were released in 1994.

WHY HAVE WE DONE SO WELL?

Without access to our comprehensive historical knowledge base and prediction methodology, you can only identify suburbs that are already in growth, which is what many so-called advisors do. When a suburb has shown good growth for some time, it is often too late to invest then. Sellers rather than buyers reap the profits. Our predictions, on the other hand, show suburbs that are about to move into higher growth rates than others, even if they have recently fallen in value!

WE PREDICT GROWTH BEFORE IT STARTS

The long term annual average growth for Sandstone Point (Qld) Illawong (NSW) and Port Melbourne (Vic) is nothing like their performance over the last three years. In fact, they all had either no growth or falls in value in the last year. Without the right data, it would be next to impossible to accurately predict their growth over the next five to eight years. Yet, because we have this data and know how to use it, our just released Top 100 Predictions Reports for Sydney, Brisbane and Melbourne predict the average growth for each of these suburbs of around 10% per year over the next five years, which is far higher than that of Greater Sydney, Brisbane or Melbourne over the same period.
